Deckard Technologies Named "AI Solution Provider of the Year"
PropTech Breakthrough recognized the work behind Rentalscape, the platform more than 500 local governments use to find and manage short-term rentals.

Finding the listings that were built to be hidden.
Rentalscape searches those sites continuously and matches each listing back to an actual property, even when the address was never posted. One of the ways it does that is by comparing the photos in a listing against other public records of the same home, an approach protected by one of Deckard's patents.
Software does the first pass. Our in-house team does the confirming, our human-in the-loop process, personally verifying more than 39,000 addresses every month. Neither piece works as well on its own. Together, they're what lets a jurisdiction send a notice with confidence that it's going to the right door.
What that looks like on the ground.
The numbers behind this award are the same ones our customers see on their own dashboards. In 2025, more than 500 jurisdictions using Deckard reached an average 95.3% compliance rate and a 40% increase in tax collection. A few examples:

Those results come from a working relationship, not just a product. The compliance officers, finance teams, and code enforcement staff who use Rentalscape every day tell us what's missing, and that feedback drives what we build. In 2025 alone, it produced 75 improvements to the platform.

Why this matters beyond the recognition.
An award only matters to the governments we serve if it reflects something they can rely on day to day. What this one really recognizes is that the data underneath a compliance program holds up, and that people outside our walls have now looked at it and agreed.

More than discovery
Deckard was founded in 2018 and built Rentalscape around AI from day one. Finding listings is the core of it, and jurisdictions add tools as their program grows:
- Registration Portal: A branded place for operators to apply for and renew permits, connected directly to compliance data.
- Tax Portal: Collects transient occupancy and lodging taxes at configurable rates, remitting funds straight to the jurisdiction.
- Outreach Campaign: Sends jurisdiction-approved letters to unlicensed operators, cutting unregistered hosts by more than 50% within six months.
- Complaint Hotline and Online Portal: Resident complaints route straight to staff, with every call logged automatically.
- Inspection Module: Field agents record health and safety checks from a phone, with results on the property record.
- Public Portal: An interactive map of registered rentals and permit status, branded to the jurisdiction.
